Starting rates are examples, not local market prices. Replace them with itemized quotes. Each cost should appear once; enter zero for costs already included elsewhere.
Planning budget with reserve
$11,231.00
Based on your entries, not a contractor quote or a market-price prediction.
Your itemized estimate
- Roofing materials
- $3,960.00
- Area × (1 + material allowance / 100) × material rate.
- Installation labor
- $5,400.00
- Measured area × labor rate, without material waste.
- Additional accessories
- $500.00
- User-entered amount excluded from material pricing.
- Delivery / equipment
- $200.00
- User-entered project allowance.
- Permits
- $150.00
- User-entered project allowance.
- Tax allowance
- $0.00
- Entered dollars; no tax rules assumed.
- Subtotal before reserve
- $10,210.00
- Sum of displayed line items, each rounded to cents.
- Contingency reserve
- $1,021.00
- Entered percentage of the entire subtotal.
- Budget per measured sq ft
- $6.24 / sq ft
- Includes all entered allowances and reserve.
A reserve is an amount you choose to hold aside, not a guaranteed high-price bound. Hidden damage, local requirements, access and quote scope can change the actual total.

Build a budget from the scope of your quotes
Start with measured sloped roof surface, not house floor area. For area-priced material, the calculator adds your material allowance before multiplying by your rate. Labor is priced on measured roof surface without this waste allowance. Replace the starting example rates with current quotes for the exact scope of your project.
If you already have a complete material quote, choose fixed material pricing. That amount replaces the area-times-rate calculation, and no extra waste is added. This is useful for an order based on whole shingle bundles or a metal panel schedule, where an area rate may not reflect package rounding or custom lengths.
Accessories, delivery, equipment, permits and tax are separate dollar allowances. Use zero when a cost is already included in another quote line. The tool does not determine taxability or local permit fees. Contingency is added once to the entire displayed subtotal, including tax and fees; it is money set aside, not a statistically predicted upper price.
Area-priced material
area × (1 + waste ÷ 100) × rateReplaced entirely by the fixed material quote when selected.
Installation labor
measured area × labor-only rateNo material waste multiplier. Avoid using an all-inclusive installed rate here.
Budget with reserve
subtotal + round(subtotal × reserve ÷ 100, 2)Sum cent-rounded line items first; add the cent-rounded reserve once.
How to use this calculator
- 1Enter or import measured roof area before waste.
- 2Choose area pricing or an already-rounded fixed material quote.
- 3Enter labor-only pricing and allowances for costs excluded from the quotes.
- 4Enter tax in dollars from the quote and choose a contingency percentage.
- 5Compare the itemized subtotal and total, then save or export for quote discussions.
Common mistakes
- • Using floor area for a sloped roof.
- • Adding waste again to a supplier’s completed order quote.
- • Entering an installed price as material pricing and charging labor again.
- • Treating example rates or the reserve as a local price guarantee.
Use this calculator when
- You have rates or quotes and want to see the arithmetic and included costs.
- You are planning new installation or comparing equivalent quote scopes.
Use another method when
- You need an automatic local-market price, binding contractor quote or insurance valuation.
- The job includes tear-off and decking repair; use the replacement calculator to itemize those.
Worked example
A transparent 1,800-square-foot example
At 10% material allowance and an example $2 per order square foot, materials are $3,960. Labor at $3 per measured square foot is $5,400. Add $500 accessories, $200 delivery and $150 permits with zero tax allowance: the subtotal is $10,210.
$10,210 subtotal + $1,021 reserve (10%) = $11,231 planning budget
